BIM project development
quercus REAL DE la quinta
Block 5 from BIM Model to Reality
Block 5 under construction phase
From B. Solís, we are part of the collaborative work in terms of project management and development within the AECO sector. On this occasion, we are part of one of the most relevant projects on the Costa del Sol, it is Quercus, located on plot P-4 of the Partial Plan “Real de la Quinta”, a project promoted by Grupo La Quinta, managed by Olea & Boggiano Arquitectos, along with Gonzalez & Jacobson as technical supervisors in collaboration with the engineering firms CQD and MontEstudios in the disciplines of structures and MEP.
Since the first quarter of 2020 we have joined as a new link in this project, participating collaboratively in the phases of execution and information management.
With the BIM methodology and thanks to the standards established in OPENBIM, we make the construction process more efficient and effective. We manage to reduce any uncertainty thanks to the 3D vision and the detection of interferences, for this we rely on the design models of the different disciplines, which are provided in IFC formats, optimizing the project resources thanks to being able to carry out a correct planning significantly improving results (BIM 4D).
The workflow is essential, for this we rely on the BEP (BIM Execution Plan), carried out by the O&B Architects, where we can find the perfectly defined work protocol. We communicate bi-directionally with the rest of the intervening agents thanks to collaborative work platforms; in this case we use BIMSYNC. We can open incidents or make inquiries if we need information, receive any modification instantly and vice versa, all thanks to the virtual recreation of the 3D model where we are at the origin of the problem to later give way to its study. In addition, we can do all this on site thanks to the APP of the platform itself.
Currently, we are at a fairly high level of development, we refer to the 7D dimension, where we enter and manage real data of the work already executed in the models together with the multidisciplinary teams, these data will be recorded throughout the life cycle of the building, not just during execution.
Of course, we cannot ignore that we are in the Residential Real de La Quinta complex, which obtains the first BREEAM® Urban Planning certificate in Spain, supported by the Arup consultancy. As far as housing is concerned, the objective is to achieve the BREEAM.ES Sustainable Construction Certification Housing with the classification: Very Good.
